Kortrijk is one of Flanders' most underrated cities — a compact historic centre with strong architectural character, a textile heritage that shaped the city's layout and its buildings, and a contemporary cultural life that has grown considerably over the past decade. The Vlasmarkt — the Flax Market — sits at the centre of this, in the part of the city where the historic fabric is most dense and most intact. To live here is to be inside Kortrijk's daily life rather than adjacent to it: the weekly market, the independent shops, the restaurants and cafés that serve the people who actually live in the city centre.
Techtower Campus is an urban regeneration project on the Vlasmarkt in Kortrijk's historic centre, planned as a mixed residential and student-living development. The programme includes 63 flats, three townhouses and 102 student dwellings, responding to different ways of living in the city centre. Demolition work is already underway, with the project shaped around local demand, public transport access and the everyday convenience of the surrounding restaurants, shops and station area.
Urban regeneration — returning underused urban sites to productive use — is one of the consistent threads in how Promiris works across Belgium, Portugal and Spain. Techtower Campus follows that principle: carefully assessing the local context, shaping a programme around real demand, and applying construction standards informed by BREEAM standards.
