Our promise to every buyer.

Clear promises.
Transparent delivery.
Homes built to last.

Buying a home that doesn't exist yet requires trust. You're committing a significant investment to a timeline and a specification. We take that seriously. Our track record across 29 projects since 2017 is the evidence.

Whether you're buying your family's first new home, a student apartment near a university campus, or a high-end residence in Brussels or Porto — you get security, honesty, and consistent communication from the moment you sign to the moment you collect your keys.

Our promise

Sustainability you can measure. And feel.

Energy performance and transport connectivity are the two things we assess before committing to any project. We build near metro lines, train stations, and cycling infrastructure — because a home that doesn't require a car is a home with lower running costs and a lighter footprint.

Promiris develops with sustainability standards in mind, using recognised frameworks such as BREEAM as references where relevant.

What does this mean in practice? Better energy performance, healthier indoor air quality, more durable materials and homes designed for daily comfort over the long term.

Our wish is that you can enjoy the simple pleasures of life. We take care of the rest.

OUR PROJECTS

Our ESG commitments.
What they actually mean

Environment: built to last, built to perform.

We favour low-carbon construction techniques — including solar energy, geothermal systems and, wherever possible, the re-use of existing materials and structures. We apply circular economy principles in material selection. The goal is to reduce embodied carbon while improving energy performance for the people who live in the building.

Social: housing that works for everyone.

Our portfolio spans multiple residential formats: family apartments, student housing near university campuses, senior living and mixed-use developments with local services. We engage local communities during development and build genuine partnerships with local contractors and suppliers in each market. Good housing is social infrastructure — it matters who builds it and how.

Governance: honest by design.

Good governance, for us, means honest relationships — with our shareholders, our buyers, our partners, and the communities we build in. Whether it's financial reporting or communication throughout the construction process, our commitment is the same: to be transparent and consistent across every relationship, at every stage.

Questions buyers ask us

  • What does Promiris's sustainability approach mean for my home?

Promiris develops with sustainability standards in mind, using recognised frameworks such as BREEAM as references where relevant. In practice, this means careful attention to energy performance, material quality, mobility, air quality and long-term durability. Any formal certification is stated project by project where achieved.

  • What are the risks of buying off-plan, and how does Promiris manage them?

The risk in off-plan purchasing is real, and we do not pretend otherwise. What we offer is a track record: 29 projects since 2017, each with a committed timeline and a clear delivery process.

We provide regular construction updates to buyers throughout the build phase and maintain transparent communication if anything changes. We encourage all prospective buyers to review completed Promiris projects before committing.

  • What languages does the Promiris team speak?

Our teams operate in French, Dutch, Portuguese, and Spanish — depending on the market. Our Belgian team is fully bilingual French/Dutch. Portugal and Spain are covered by local project managers fluent in their respective languages. English is the working language of our corporate team and all international communications.

  • What happens after delivery? Does Promiris offer any after-sales support?

Yes. Our local teams remain in contact with buyers post-delivery. Each market has a dedicated office and team who handle any questions, warranty issues, or follow-up requests after handover.
