Granjo

Porto's industrial heritage is woven into the fabric of the city — the old factory buildings, the warehouses, the stone structures that survive from the city's commercial and manufacturing past. These buildings have a physicality that newer construction rarely matches: thick walls, high ceilings, a solidity that connects the present to the specific history of the city. Granjo is located within this tradition, in a Porto neighbourhood where the industrial past is still legible in the buildings that line the streets.

Granjo transformed a ruined former textile factory into a student residence and residential programme aligned with the site's industrial character. Designed by Fragmentos, the project retains key architectural elements such as the chimneys, structural traces and general building form, while creating 211 student rooms and 16 separate flats. Built for Odalys and later sold to Xior Student Housing, Granjo shows how student housing can preserve local identity while meeting modern operational standards.

Delivered in June 2022, Granjo was developed with BREEAM standards in mind and achieved a significant improvement in energy performance, reaching EPB level A. The project was recognised among the best service-building rehabilitations at Prémios Construir '22, reinforcing one of Promiris’ core beliefs: extending the life of a good building can be one of the most meaningful forms of sustainable development.
